Meet The Owner:
This was a property I, Tim Murphy, through my company GroundUp Development, LLC, purchased from a mother who raised her children in this home you see below. When I first met her she said, “I just want you to know this home is special to me and my family. I will only sell the home to somone if it feels right.”
Those sounded like BIG shoes to fill.
As we walked around the home she told me stories about the memories she had in this architectually delightful home. After about an hour listening to her stories and getting a good feel for the home… I can see why she was so attached.
One thing lead to another… Then she said, “Are you interested in buying my home?”
I responded, “Does it feel right?”
With a soft smile on her face she said, “Yes, but I’m not budging on my price!”
Before
The Situation:
Because this was such a special piece of property I took my time making sure we built the perfect home. The lot had some unique features you don’t often find in the Morningside neighborhood of Edina.
Features such as a wall running down the left side of this lot. For most, they only saw a BIG expense. For me, I saw something unique you wouldn't find in many places. I saw the opportunity to build a lookout or walkout lot. I also saw a landscape design that would make people stop and stare.

After
As we worked with this fantastic family we came to understand their needs and taste in design. Often times, in this day and age, families are looking to build something modern. It was a nice change of pace to see a family looking for a more traditional approach with modern accents.
Options:
What we didn’t know was the secret they had in store for us. At the time we already had a house plan designed for this lot. It was quite a surprise when they told us their secret.
They Wanted To Build A SPORT COURT!
Option 1: We modify our current design and do whatever it takes to fit a sport court into their Forever Home.
Option 2: We tell them it’s just not possible and come up with 100 different reasons why we can’t.

The Decision (and Result):
Now that we decided to build a sport court in this home. We had to design the perfect look & feel.
There was a little problem. When you are building large homes like this on smaller lots. The city of Edina has rules and regulation around how much surface area you can cover on any given lot. Well, it’s safe to say, by adding this sport court we MAXED OUT!
Not many builders are willing to push the limits when building. Because it adds a lot of extra work and a whole bunch of stress.
That’s where Exceptional Homes comes in. Chris our General Contractor has been building homes and commercial buildings for over 30 years. I don’t think there is a problem he can’t solve or a structure he can’t build.
Building it, that’s the easy part, navigating all the rules and regulations…. That’s another thing.
This is why most builders will find a way to PASS on a request like this.

After everyone was on the same page we went to work.
